Toilet Clearance and Design

Often when inspecting older homes we find that the toilet lacks the recommended or required toilet clearances to promote safety.

  • The bathroom building code typically says that toilets need at least 21 inches of clearance in front of the toilet. While it is not required, opting for 30 inches of a room provides a more comfortable space.
  • Side-to-side clearance: a minimum of 15 inches from the centerline of the toilet to the nearest obstruction. However, 18 inches provides better clearance in most cases.

If the adequate clearances are not met to safely, in the opinion of the inspector, utilize the fixture we recommend that a licensed plumber be consulted to improve the existing installation.

  1. What are the required minimum clearances for a toilet?

    1. A toilet shall not be set closer than 15 inches from its center to any side wall, partition or vanity. 2. A toilet shall not be set closer than 30 inches center to center from an adjacent fixture. 3. The clearance in front of a toilet shall not be less than 21 inches to any wall, fixture or door.
