Many homeowners inquire if Home Inspectors can predict HVAC equipment lifespan, but it’s impossible within a Home Inspection’s scope. Depending on factors like model, installation, maintenance, and fuel source, its lifetime can range from 1 to 30 years or more. To determine HVAC equipment age, begin by inspecting the manufacturer’s label on the unit.
The  label will often include pertinent information including:

  • Manufacturer Name
  • Brand Name
  • Manufacture Date
  • Model Number
  • Serial Number

If you can’t determine the installation date of the HVAC Equipment, it’s worth checking to see if you’re nearing time for a replacement based on the manufactured date/age.  You can use the model number in conjunction with the serial number of the unit in order to determine the HVAC equipment’s age.
