Gas Furnace Inspection List
Gas Furnaces are complicated appliances that may fail in numerous ways. During the Home Inspection, the use of a gas furnace inspection list may facilitate the inspection of your client’s heating system.
This article is a short checklist of 20 inspection items.
- Inspect the exterior cabinet housing for visible damages
- Inspect blower assembly (corrosion, dirt, signs of deferred maintenance)
- Visually inspect heat exchanger for corrosion or cracks
- Inspect the control panel, burners for debris
- Visually observe the gas flame for an erratic flame or anomalies during the operation of the blower fan
- Inspect venting and combustion air connectors
- Inspect that gas line piping
- Check the igniter and flame sensor and their associated wiring.
- Using a combustible gas detector, inspect the system for gas leaks
- Inspect safety controls ( all utility disconnects)
- Cycle equipment to verify operation
- Verify temperature drop
- Verify temperature rise
- Verify flue draft
- Verify supply and return air registers
- Verify correct voltage to furnace equipment
- Test and measure carbon monoxide
- Inspect thermostat operation and programming
- Inspect filter media
- Provide a written diagnostic report of findings and recommendations
Gas-powered furnaces generate warmth by burning fuel, they have safety issues that require regular inspections by a qualified contractor for their proper operation and peace of mind. Many service companies have their own Gas Furnace Inspection List that they refer to. One of the most important things we as Home Inspectors check is whether your furnace has proper ventilation. This ensures that carbon monoxide (CO) and other byproducts of combustion cannot build up in the home. Carbon monoxide, an odorless gas produced when fuel is burned, can cause carbon monoxide poisoning if it accumulates in large amounts in your client’s home.
